Floor structures:

• Sill plates are 6x2 kiln dried spruce, ethafoam sill gasket, 8x2 or 10x2 beams are kiln dried spruce in random lengths and laminated on site. Beam supports are 3" adjustable steel posts. Floor joists are 8x2 or 10x2 kiln dried spruce at 16" centres, hangers are supplied where needed. Joist bridging is 2x2 kiln dried. Sub-floor is 5/8" tongue and groove plywood.

Wall structures:

• Exterior walls are 6x2 kiln dried spruce at 16" centres, single bottom plate and double top plates. Typar air barrier wrap under exterior siding. R-20 insulation (6" batt) for exterior walls and 6 mil super poly vapour barrier. Exterior sheathing is 7/16" OSB.

Garage wall construction:

• 4x2 kiln dried spruce studs at 16" centres and single bottom plates and double top plates. 7/16" OSB sheathing.

Siding:

• Homes and cottages have vinyl siding. All siding is customisable and can be altered by the customer.

Interior walls:

• 4x2 kiln dried spruce at 16£ centres with single bottom and double top plates.

Roof construction:

• Pre-built engineered wood web trusses or rafters, 18" deep on 24" centres for cathedral ceilings. Engineered regular trusses for flat ceilings. Roof sheathing is 1/2" 8x4 spruce plywood with H-clips. 235 lb. 25 year shingles, 2 layers of 15 lb. Felt for eave protection. Pre-painted metal eave starter for cap metal fascia. Overhangs vary according to plans. Soffit and facia are pre-finished aluminium. Gables are 4x2 or 6x2 kiln dried spruce studs in areas with sloped ceilings, or gable end trusses in areas with flat ceilings. Soffit and roof vents supplied as required. Continuous ridge vents with joiners and end plugs for cathedral ceilings. Dome roof vents for flat ceilings. 24" metal valley flashing, pre-painted or bare metal. Insulation is R-40 batt type with 6 mil poly vapour barrier.

Windows:

• Casement, awning or vertical double hung windows are PVC. Sizes are as shown on plans. Factory installed double glazing in PVC frames. Surface mounted grilles are supplied when shown. Wood frame windows are optional.

Interior trim:

• Colonial style 800 series doors with brass hardware. Printable finger-joined pine baseboards, casing for windows, door trim and boxing for windows. Closet rods and bi-fold doors for closets.

Exterior trim:

• Front and service entry doors are insulated steel clad. Decorative grip set with dead bolt for front and exterior doors. Patio doors are as per plans with screen doors. Garage side doors6'8x"2'8". Garage overhead doors are sectional steel clad, 7x8 for single doors or one 16x7 or two 7x8 doors for double garages. All complete with hardware and tracks.

Stairs:

• Interior and basement stairs are supplied, carpet grade spruce and site assembled. Basement stairs have stringers and open risers.

Hardware:

• Nails, door hardware, etc. are supplied.

Optional items:

• Cedar decking, fancy turned posts, sundecks, greenhouses are available at no extra cost. Not included is flat built-up roofing, decks or steps from decks, railing inside or outside and mechanical.

       5 ½” Foam still gasket.

       6 x 2 Exterior wall studs are pressure treated at 16” o.c. Single bottom plate and double top plate, with ½” (12.5cm) Plywood sheathing.

       6 x 2 Sill plates are pressure treated.

       Exterior walls have Typar air barrier.

       Interior walls are 4 x 2 studs (with heat treatment certificates).

       Exterior walls are insulated with R-20 Fibreglass insulation (U=30).

       Roof rafters are 8 x 2 at 16” o.c. and ½” plywood roof sheathing.

       15# Roof felt for entire roof area.

       25 year asphalt roof shingles are quoted, vents, eaves starter.

       Insulation of R-20 (6” Batts) for roof area, with vapour barrier.

       Aluminium pre-painted facia.

       Aluminium pre-painted and vented soffit.

       ‘J’ Trim for soffit as well as nails for installation.

       All nails and hardware required to install the structural ‘shell’.

       Entrance doors for exterior area are steel insulated doors with wood frames.

       PVC windows are made by Willmar, casement with double glazing, low-e and argon.

       Interior doors are hollow core, six panel doors (910X2030).

       Interior skirting and backmoulds are finger-jointed, paint grade pine.

       Stairs are 10 x 2 stringers and treads, ½” plywood risers are carpet grade. Material supplied and cut and assembled on site.

       Exterior and interior wall panels are pre-made.
